Blackline was selected as the Construction Manager at Risk for this new 5,300 SF renal dialysis facility. The building consists of a cast-in-place concrete slab with wood framed exterior walls and light-gauge metal stud interior framing. Structural steel columns and beams support the portico, and engineered wood roof trusses span the full width of the building supporting a recessed well to conceal rooftop mechanical equipment. The mechanical well is roofed with an insulated PVC membrane, and the pitched perimeter roof is shingled. Extenuating circumstances dictated that this project be completed on a 150-day construction duration in order to maintain uninterrupted licensing with the state health department. It took a great deal of coordination between all members of the design and construction team, but the building was delivered within the contracted time, and dialysis treatment began within ten days of procuring the certificate of occupancy. The project was also completed roughly two percent under the contract price. There were zero days lost to accidents or injury.
